Project Development Overview

Project Development is responsible for the provision of a quality project management service for the UNSW community.

This involves the planning and delivery of all construction projects, including new buildings, rehabilitation, alterations and additions, major repairs and infrastructure, external works and energy projects; the enhancement of the physical environment of the campus through planning and integration; the development and provision of strategic advice on corporate real estate, asset management (including energy); and facilities planning and project and services procurement.

Project Development has six key responsibilities in each project cycle:

Tender
Construction
Post Construction
Client Invoicing
Information Services

Concept Development

  • Consult/engage with clients/ stakeholders
  • Brief and engage consultants as required
  • Develop scope of works
  • Risk assessment/due diligence
  • Provide order of cost
  • Develop project plan
  • Obtain client sign off
  • Obtain funding approval
  • Review & process payments, as required.
  • Issue Client Feed Back/ Satisfaction Survey form

Design and Documentation

  • Consult/ engage with clients/ stakeholders
  • Brief and engage consultants as required
  • Design documents prepared/ reviewed
  • Local community/RCC consulted as required/applicable
  • Obtain client sign-off
  • Detailed design approved
  • Develop/submit and obtain development applications as required
  • Review & process payments, as required.
  • Issue Client Feed Back/ Satisfaction Survey form

Tender

  • Consult/ engage with clients/ stakeholders
  • Prepare tender documents “drawings/ specifications/ contract/ preliminaries”
  • Confirm client sign off on tender documents
  • Confirm tender estimate within budget
  • Seek tenders/ evaluate and engage in accordance with NSW code of conduct
  • Review & process payments, as required.
  • Issue Client Feed Back/ Satisfaction Survey form

Construction

  • Consult/ engage with clients/ stakeholders
  • Carry out OHS induction for winning tenderer
  • Supervise implementation of builders OHS plans
  • Manage services shutdowns
  • Manage/ minimise impact on UNSW community
  • Inspect quality of work
  • Contract administration
  • Obtain as-built documentation
  • Manage commissioning and handover
  • Issue Client Feed Back/ Satisfaction Survey form

Post Construction

  • Manage defect rectification
  • Obtain final certification
  • Finalise payments and release of any retention
  • Carry out post occupancy evaluation, as applicable.
  • Issue Client Feed Back/ Satisfaction Survey form

Client Invoicing

  • Finalise client invoicing/ billing for total project cost, within approved budgets.
